CompScout

We report the market. We never recommend prices.

Comp intelligence for student-housing operators. CompScout watches each of your properties against its direct competitors — per-bed rates, specials, concessions — and delivers what changed, from public sources only. What you do with the information is your business. Literally: it stays yours.

What it does

The market, reported

  • Per-property comp sets Each of your properties is watched against its own direct competitors — not a metro average, not a national index, the five buildings your prospects actually tour.
  • The weekly digest Per-bed rates, specials, and concessions across your comp set, in one email a regional manager actually reads. No dashboard homework required.
  • Same-day alerts When a comp moves — a rate change, a new special — you hear about it the same day, not at next quarter’s market review.
  • Leasing-specials tracking Concessions and specials pulled from public social posts, where they actually get announced, not just from pricing pages.
  • A human-reviewed queue Every change passes through a human review before it reaches you, so the data is right the first time and you never forward a correction.

Why it exists

The bright line is the architecture

The dominant tooling in this industry is under antitrust fire for a specific reason: it pools operators’ private data and hands back price recommendations. CompScout is built on the opposite premise. We collect only what any prospective renter can see — public websites, public social posts — we source every data point clearly, and we never, under any circumstance, recommend a price.

That last part isn’t a disclaimer buried in the terms of service. It’s the architecture. There is no pooled dataset to draw a recommendation from, no algorithm with an opinion about your rates, no channel through which one operator’s private numbers can reach another. The system cannot do the thing regulators are suing over, because we never built it.

Operators still need to know their market — that part was never the problem. CompScout gives you the same visibility a very patient analyst with a lot of browser tabs would, minus the analyst’s salary and the tabs.

Public information, clearly sourced, never a recommendation. If a feature request would cross that line, the answer is no — that’s the product.
